Check-in and Check-out Procedures

• ID required before check-in through approved third party partner.
• Damage Waiver purchase ($89) or credit card authorization hold ($1000) required for security deposit before check-in through approved third party partner.
• This property has special local compliance requirements which include a signed rental agreement, ID verification and a security hold of $1000 (authorization hold only; pending transaction that disappears after checkout). As an optional alternative to the security hold, you may purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $89 for stays up to 10 nights, with an additional $2.50 per day for stays longer than 10 nights. Either the security hold or damage waiver is required when completing the check-in process.

Property Access

• Outdoor parking for up to 5 vehicles. (Also listed as free parking for up to 6 vehicles; see Parking Information for details.)
• Guests must use the area in front of the house or to the side of the house for parking.
• No street parking.
• No parking or driving on the lawn. Damage to the lawn or sprinkler system will be charged to the guest.

Policies and Rules

• Corporate, social parties/events allowed only with pre-approval from the host.
• No more than 10 guests allowed unless pre-approved by the host.
• No drop-by, unregistered guests unless pre-approved by the host.
• No parking or driving on the lawn. Damage to the lawn or sprinkler system will be charged to the guest.
• No street parking. Guests must use the area in front of the house or to the side of the house.
• No use of the fireplace is allowed.
• If traveling with a pet, an additional $300 per pet per stay fee applies. This fee does not cover unexpected damage to the home. Pets must be disclosed at time of booking.
• ABSOLUTELY NO SMOKING OR VAPING of any kind in the house/garage. This will result in a $500 fine for deep cleaning. Smoking allowed outside in the backyard only. Please discard cigarette butts responsibly.
• Quiet Hours are from 9PM to 8AM. Respect the neighbors. Complaints from a neighbor will result in immediate cancellation of your stay without refund.

Fees and Payments

• Pets: An additional non-refundable fee of $300 per pet per stay applies. This fee does not cover unexpected damage to the home.
• ID verification and either a $1000 security hold or purchase of a non-refundable damage waiver ($89 for up to 10 nights, plus $2.50 per day after) is required prior to check-in.
• $500 fine for deep cleaning if smoking or vaping occurs inside the house/garage.

Parking Information

• Smart TV, washer & dryer, towels, bed linens, complimentary toiletries, air conditioning, hair dryer, cooking basics.
• Fully equipped kitchen with stainless steel appliances, drip coffee maker, toaster, blender, dishwasher, oven, and stove.
• BBQ grill, garden, balcony, patio, desk/work space, board games.
• First aid kit, smoke alarm, carbon monoxide detector, fire extinguisher.
• Private entrance, deadbolts, self check-in/check-out.
• Step-free access to bathroom and common space, handicap accessible features.

Safety and Emergency Information

• This property has a Ring camera that monitors the front of the property. An additional exterior Ring camera monitors the backyard deck and side entrance. Both cameras are visible, record video/audio, and will be ON during every reservation.

• Guests are expected to respect neighbors; complaints can result in immediate cancellation without refund.
